Acquisition criteria

DIC Asset AG is continually seeking acquisition opportunities in commercial real estate in Germany.

Our search is focused on properties that are suitable for use as offices and retail space and that are well-located in large and medium-sized cities, particularly in western Germany.

We acquire individual properties with a volume of EUR 10 mn and up and portfolios valued between EUR 50 and 500 mn, each with yields in line with market requirements.

Acquisition criteria for the Commercial Portfolio

  • Location: Major cities, high- and middle-order centres, particularly in western Germany, cities with populations of 100,000 or more, retail: cities with populations of 50,000 or more
  • Characteristics: long-term leases, no/low vacancies, attractive tenant structure and credit rating, good to excellent property quality
  • Type of use:  Office, retail (city centre, shopping centre, retail warehouses),  mixed-use, logistics
  • Investment volume: individual properties:  EUR 10 – 80 mn,  portfolios: EUR 50 - 500 mn
