




DIC Asset AG specialises in commercial real estate, particularly office property, in Germany. We are currently managing real estate assets of around EUR 3.3 billion (thereof EUR 2.2 billion on DIC Asset AG’s balance sheet), with some 280 properties. Our investment strategy aims to develop a quality-oriented, high-yield and regionally diversified portfolio.
We look after our tenants directly and increase the value of our properties through our in-house property management service, with our own teams working from six branches. Proximity to our tenants and regional markets gives us a significant edge, when it comes to regional knowledge and expertise, over our national and international competitors who may be located far away.
The aim of our activities is to secure and increase our rental income and returns, as well as the value of our properties and co-investments. In order to achieve this aim, we monitor and manage the entire value-creation chain – from acquisition
and real estate management through to sale – and the deployment of resources.
The property portfolio comprises of two segments :
Commercial Portfolio
The Commercial portfolio contains the real estate held as inventory on a long-term basis with stable, attractive rental yields that generate a continuous cash flow for the company. We secure the value of our investment property and take advantage of value creation potential.
Co-Investments
The Co-Investments segment comprises fund investments, joint-venture investments, and interests in development projects. As a rule, DIC Asset AG takes a minority holding with 20% in the investments. Whilst the Funds business is geared towards attractive core investments in the major business centres, the joint venture investments are repositioned on the market via project developments, reletting and refurbishment measures. DIC Asset AG regularly realises fees from investment and real estate management services as well as steady profits from investments.
